Padre Island Overlay

On August 17, 2004 the City Council approved the "IO" Island Overlay Zoning District. After numerous drafts and a great deal of islander participation in the public hearing process the City amended the text of the zoning ordinance to include a "special zoning district" to be used on the Island. This is the only zoning district in the city which contains "architectural control" requirements designed to create a more attractive and pleasing built environment. Major features of the district address:

• Architectural Controls - Spanish, Mediterranean, or Coastal-style architectural design;
• Signage control to prevent unslightly proliferation of signage;
• Increased landscaping; and
• Special screening requirements for certain uses.
